Builders hope the Telangana State government will soon launch an integrated online approval and clearance system for real estate projects

HYDERABAD:Following the effective implementation of innovative Telangana State Industrial Project Approval and Self Certification System (TS-IPASS), real estate developers and builders hope the State government will soon launch an integrated online approval and clearance system  for real estate projects too.

C Shekar Reddy, former national president of the Confederation of Real Estate Developers Association of India (CREDAI), on Saturday, said an online portal was being developed by builders and developers, and could be integrated with the government departments for building approvals, occupancy and fire clearance certificates, and property tax assessment.

Addressing the media after inaugurating the 66th edition of ‘Gruhapravesham’, a flagship property show organised by Indiaproperty.com, here at Hitex, Shekar Reddy said that many municipal corporations like Chennai, Coimbatore and Pune have been using AutoDCR software to scrutinize and approve building projects.

“We will have to upload building drawings, GIS photographs, maps and master plans on the cloud. It becomes a public document which can be integrated with government agencies for digitised layer by layer scrutiny,” added Reddy.

Expressing concern over the proposal to hike registration charges and stamp duty, Reddy urged government to postpone any such measure considering the problems faced by the new State. “Burdening the industry or end user by hiking taxes should not be the way to increase revenues. We should try to increase sale of properties by providing stimulus packages like waiver of stamp duty and others,” added Reddy.

He further noted that real estate has 4.7 times multiplier effect in bringing revenues to the government in the form of VAT, service tax, income tax and revenue from ancillary industries.

Customers prefer reputed builders

Hundreds of potential buyers flocked to the exhibition centre in search of a prospective apartment. Express caught up with a few visitors to know about their requirements. Raju Balugu, a software engineer, who was going through available deals at one of the stalls, said: “For a 3BHK flat, the cost is coming upto Rs 70 lakh in Narsingi. Of this, upto Rs 10 lakh is going towards tax and service charges etc. Registration charges are separate. Affordable flats for middle class is still a far fetched dream,” he noted. Srinivas V, another visitor added, “We need to check the reputation of the builder, his past projects, approval documents etc before arriving at a conclusion. We need to talk to other buyers also.”  “One of the major concerns is availability of water. Better environment, safety etc are other needs. With more number of flats and a reputed builder, we can also be assured of post purchase services,” said K Krishna, a bank employee. 

Around 75 builders have put up their stalls  and some of the prominent builders include Mahindra Life Spaces Developers, Aparna Constructions, Ramky Estates & Farms, Prestige Estate Projects, Cyber city Builders & Developers, Golden Gate Ventures, SMR Builders, NCC Urban Infrastructure, Aditya Housing & Infrastructure, ARK Terminus Infra, Praneeth Group, Sri Avani Priojects, Axon Housing Solutions, Muppa Projects and Aakriti Constructions & Developers.  Products ranging from apartments, villas, individual homes and plots in localities such as Hitex, Madhapur, Kondapur, Nallagangla, Gachibowli, Chandanagar, Achupally, Beeramguda, APPA Juction were up for grabs. Banking partners Sundaram BNP paribas Home finance LTD too had put up stalls offering home loan assistance and spot approvals.

Virtual Site Visit a big Hit

Catching all the eyeballs at the show was indiaproperty.com’s latest VSV. Instead of showing a scale model or a video shot of the flat for sale, the website has developed a software which with the help of a sensor will give the user an interactive experience of the property.  Using one’s palm, and basic movements one could get a real life experience of the building.

It also lets one choose from the variants available, providing an exterior and aerial look of the building and amenities. More importantly, a user is provided with an audio feature which details the information about flooring, window models etc.  “A walk through will provide all necessary information to the user. It is customised for builders promotion.

We can programme it with real life images. Builders need not carry a scale model for various exhibitions.

All it needs is a large screen TV and a hand sensor,” explained K Dinesh, associate manager, indiaproperty.com.
